Buying a property on Fabrica is straightforward. Browse available listings, evaluate properties using the provided data and confidence scores, and complete your purchase using your preferred payment method.
Finding Properties
Browse properties at fabrica.land. Each listing includes:
- Property Details: Location, size, legal description, and parcel information
- Confidence Score: Validator-verified status indicating title health
- Valuation Data: Third-party estimates and assessed values
- Documents: Recorded deeds and trust documents attached to the token
- Maps and Media: Satellite imagery, parcel boundaries, and photos
Use filters to narrow results by location, price, size, or other criteria.
Evaluating a Property
Before purchasing, review:

The confidence score provides a quick summary, but reviewing the underlying data helps you make an informed decision.
Payment Options
Fabrica supports multiple payment methods:

All prices are displayed in USD. Payments are processed and settled in stablecoins.
Making an Offer
If a property isn't listed for sale, or if you want to negotiate:
- Submit an Offer: Specify your offer amount and expiration
- Owner Reviews: The property owner sees your offer on their dashboard
- Acceptance: If accepted, the sale completes instantly
- Expiration: Unaccepted offers expire automatically
You can submit offers on any property, whether or not it's actively listed for sale.
Buy with Financing
Some properties have loan offers available, allowing you to finance your purchase:
- Check Availability: Properties with available financing show a financing option
- Review Terms: See the loan amount, interest rate, and duration
- Pay Down Payment: Complete the purchase by paying only the down payment
- Loan Initiates: The loan begins automatically at purchase
This option is powered by NFTfi and depends on lenders having active offers for the property.
Completing the Purchase
When you buy a property:
- Transaction Executes: Payment and token transfer happen atomically onchain
- Token Received: The property token appears in your Fabrica account
- Ownership Transfers: You become the beneficial owner of the trust and property
- County Notification: Where required by the local jurisdiction, Fabrica assists with notifications
After Purchase
As the new owner, you have full property rights:
- Use the Property: Access, develop, or enjoy as permitted by local regulations
- Sell or Transfer: List for sale or transfer to another account
- Borrow Against It: Use as collateral for lending
- Off-Ramp: Convert back to traditional title ownership via off-ramp

Buying on External Marketplaces
Properties can also be purchased on OpenSea and other ERC-1155 compatible marketplaces. When buying externally:
- You'll need a compatible wallet with sufficient funds
- Property context and confidence scores may not be displayed
- Financing options are not available
- Transaction fees vary by marketplace
The token functions identically regardless of where you purchase it.
