The on-ramp process transforms traditional property ownership into a digital asset that can be utilized onchain.

Process Overview
- Property Submission: The owner provides property information to Fabrica or another validator.
- Title Review: The validator verifies ownership, chain of title, and encumbrances.
- Identity Verification: The owner completes KYC/AML verification (see Regulatory Framework).
- Legal Wrapper Creation: A holding entity (typically a Fabrica Trust) is created to hold the title.
- Document Signing: The owner signs deed and trust documents via a remote online notary.
- Recording: The deed is recorded at the local jurisdiction, transferring title to the holding entity.
- Token Issuance: An NFT is issued via the smart contract
mint()function.
Title Review Process
When a user initiates tokenization, the validator conducts a comprehensive review that confirms:

| Encumbrances | Identifies any liens or encumbrances that may affect the property. |

Liens and Encumbrances
Properties with existing liens can be on-ramped, but these affect the confidence score and may restrict certain features:

| Mortgage liens | Outstanding loans may restrict lending features. |
| Any other involuntary liens | Outstanding issues may affect the ability to on-ramp. |
Owners should resolve liens to maintain a healthy confidence score and full utility of their property token.
Notarization and Recording
Users receive a link to meet remotely with an online notary and sign documents. In jurisdictions where online notarization isn't available, remote or in-person notarization can be arranged.
Signed documents are then:
- Electronically submitted to counties via e-recording, or
- Physically mailed to counties lacking digital processes.
The final notarized and recorded deed is also attached directly to the Property Token, enabling buyers and lenders to verify the outcome and cross-check with county records.
Result
After successful on-ramping:
- The property title is held by the holding entity (e.g., Fabrica Trust).
- The property token represents beneficial ownership of the property.
- The token holder has full property rights as defined in the Operating Agreement.
