Trading Properties
Fabrica property tokens can be bought and sold on the Fabrica marketplace or any NFT marketplace that supports ERC-1155 tokens, the Ethereum token standard property tokens follow. Onchain settlement means ownership moves with the token, with no escrow or recording delay; bank-funded purchases settle on the help center's timeline. The Fabrica marketplace at fabrica.land is built specifically for real estate transactions: the homepage is a map of US land with the properties for sale beside it, and every state, county and place has its own marketplace page.
Trading at volume (flippers, land funds, operators) is where the cost structure changes most: each resale skips the new deed, escrow and recording of a conventional closing (current fees are on Fees). A sale still needs a buyer, and borrowing against held inventory depends on eligibility and available pool liquidity. See Operating property at scale.

Fabrica Marketplace Features
The Fabrica marketplace offers capabilities designed for real estate:
- Property Context: Full property details, maps, documents, and legal information
- Property checks: The results of each validator check, displayed prominently
- Flexible Payments: Pay with account funds (stablecoins, which are digital dollars), by bank transfer, card or wire, with the fee and expected date shown per option (see Buying)
- Lending Integration: Borrow against owned properties through the pool-based lending integration (see Lending)
- Listing Distribution: Listings can be federated to MLSs and other platforms
- Onchain Settlement: Payment and the token change hands in one transaction, with no escrow
For Buyers
Browse available properties, evaluate using Property checks and property data, and purchase using your preferred payment method.
For Sellers
List your property for a fixed price or receive offers from interested buyers. Listings on Fabrica can be distributed to other marketplaces to expand reach.
