Selling Your Property

In short

List your property at an asking price, or accept an offer, from its page on fabrica.land. The token stays in your account until a buyer pays. When the sale completes, proceeds arrive in your account as stablecoins (digital dollars), and you can cash out to a bank account or debit card in your name.

Fabrica property tokens can be sold directly on the Fabrica marketplace or on any NFT marketplace that supports ERC-1155 tokens. This flexibility allows property owners to reach both real estate buyers and the broader NFT market.

Selling on Fabrica

The Fabrica marketplace at fabrica.land is designed specifically for property transactions and offers the best experience for buying and selling real estate tokens.

Listing Your Property

  1. Sign In: Log in to your Fabrica account (by email or with a wallet)
  2. Select Your Property: Navigate to your property and click Put for sale on the Marketplace card
  3. Set Your Price: Enter your asking price in USD
  4. Sign the Listing: Approve the listing with your signature
  5. Go Live: Your property appears in the marketplace for buyers to discover
The List property for sale dialog: asking price, price per acre, estimated total fees and the estimated amount the seller receives on sale

Before you sign, the listing dialog shows the estimated fees and what you receive on sale

Your property remains in your account while listed. The listing is a signed order that authorizes the transfer only when a buyer pays your asking price.

Listings prepared by an AI agent

An AI agent connected to the Fabrica MCP server can hand you a listing, an acceptance, or a cancellation as a link. The property page opens the matching dialog filled in and marked as prepared by an agent, and nothing is signed until you confirm. Link format: Prepared action links.

Photos and videos

Buyers see your media first, so prepare it from the property page, before or after listing.

  • Add and caption images and videos, and review the change summary before saving.
  • Link a video you already host. Paste a YouTube, Vimeo or X link into the media dialog instead of uploading the file. The link is stored with the property as given, and the property viewer plays it in that site's own player (YouTube in its privacy-enhanced mode, Vimeo and X with do-not-track set). A link from another site, or a page that is not a single video, is refused with a note; upload the file instead.
  • Import a zip of photos and videos. It is unpacked in your browser, with progress shown, and each file goes through the usual checks.
  • Order photos by dragging, and choose the cover buyers see first. This works while the property is being added and after the token is issued.
  • Rejected files (an unsupported format such as SVG, or a file over 100 MB) are named with the reason, and the others still go through.

Listing While Your Property Is Being Added

You do not need to wait for the add-a-property process to finish before listing. A property that is still being added can be listed for sale as soon as its page is live, and the remaining steps (owner details, the setup fee, signing, recording, token issuance) wait until a buyer shows up or complete at closing.

Right after you claim a property, its page asks what you want to do with it: Sell it opens the listing dialog, Borrow against it opens the owner details step, and Just hold it leaves the page as it is. While the property is listed and no offer has arrived, the setup strip on the page says that setup can wait, and a Get ready early sheet explains what finishing the owner's part now (about 10 minutes) brings: a faster sale, borrowing while listed where lending is available, and mail scanning once the token is issued.

Until the paperwork is signed and the token is issued, the listing is visible and buyers can make offers, but it cannot be purchased instantly; a committed sale completes the remaining paperwork at closing. When an offer arrives, the page says Finish setup to accept: owner details, the setup fee, then signing. Completing the paperwork ahead of a sale enables instant purchases. Once the token is issued, a listing created earlier can be confirmed with a single signature to make it instantly purchasable.

Selling While a Loan Is Active

While a pool loan is open, the token is held by the lending pool as collateral and you remain the beneficial owner. You can still list the property:

  • Listing works. The listing form shows the loan payoff, and the price must at least cover it.
  • The sale pays off the loan. If a buyer pays your listed price, the loan is repaid from the proceeds at closing and you receive the rest.
  • Accepting offers waits for payoff. You cannot accept an offer while the loan is open; pay off the loan first.
  • Other actions are paused. Transfers between your wallets, removing the property, and editing the property page resume once the loan is repaid.

Listing Distribution

When you list a property on Fabrica, your listing can be federated to other marketplaces and MLSs (Multiple Listing Services) to expand its reach. This allows you to expose your property to a larger audience of potential buyers beyond the Fabrica marketplace.

Your contact details stay out of the listing data. Each distributed listing carries a dedicated Fabrica contact address in its contact fields instead of your email address. When a buyer sends an inquiry through an outside site, Fabrica verifies that the message genuinely comes from that listing service and forwards it to the email on your account, with the buyer's own address set as the reply address, so answering an inquiry is as simple as replying to the email. The buyer also receives a reply pointing them to your property page on Fabrica, where they can buy or make an offer directly.

Keep contact details out of your description. The listing description is distributed exactly as you wrote it.

Receiving Offers

Buyers can submit bids on your property, even if it's not listed for sale:

  • Review Offers: See all pending offers on your property dashboard; property cards show how many active offers a property has
  • Evaluate Terms: Each offer shows the amount and expiration, and accepting one shows the marketplace fee and what you receive (marked as estimates until the fee is final)
  • Accept: Accept an offer to complete the sale; the dialog finishes as soon as the sale transaction is mined. A property that is still being set up collects offers, and the page offers Finish setup to accept (owner details, the setup fee, then signing) when one arrives
  • Decline: Let offers that don't meet your expectations expire, or place a listing at the price you want

This bid system allows buyers to express interest and negotiate, giving you flexibility to sell at the right price.

How Transactions Work

Fabrica uses Seaport, the same protocol powering OpenSea, for secure and efficient transactions:

  • Offchain Orderbook: Listings and offers are stored on Fabrica's servers
  • Onchain Settlement: The actual transfer executes onchain when a sale completes
  • No Custody: Your token stays in your account until the moment of sale
  • Atomic Swaps: Payment and property transfer happen in a single transaction

Receiving Payment

When your property sells on Fabrica:

  • Stablecoin Settlement: Crypto-funded sales settle atomically, and proceeds arrive in your account as stablecoins right away
  • Bank-Funded Sales: Sales paid from a buyer's bank account or card complete when the buyer's payment clears. Until then the token stays yours and the property shows "Sale pending"; current timelines are in the help center under what happens when your property sells
  • Cash Out: Move proceeds to a bank account or debit card in your name (see below)

Cashing out

  1. Choose an amount, a destination and a speed from your profile. Each speed shows its fee, the amount you receive and the expected date; speeds that cannot take the amount are hidden.
  2. Approve a one-time permission for the payment provider (Coinflow) to use that amount from your account.
  3. Get notified by email when the money arrives.

Before your first cash out, you verify your identity once (the same verification used for bank payments) and add a payout bank. A newly added destination is confirmed by email, and its first cash out runs at standard speed. The smallest cash out is $5; current limits are in the help center.

While a cash out is in progress or being returned, and for 30 days after one failed or was returned, your profile shows a one-line status for it. The full list is in the Cash out history dialog, reached from the More menu next to Cash out, which also holds Payment methods; each cash out opens to its fees, dates and onchain transaction.

Selling on NFT Marketplaces

As standard ERC-1155 tokens, Fabrica properties can be listed on any compatible NFT marketplace, including:

  • OpenSea: The largest NFT marketplace with broad buyer reach
  • Other Marketplaces: Any platform supporting ERC-1155 tokens

Considerations for External Marketplaces

While selling on external marketplaces is fully supported, keep in mind:

FactorFabrica MarketplaceExternal Marketplaces

Property ContextFull property details, maps, documentsBasic NFT metadata
Property checksDisplayed prominentlyMay not be visible

External marketplaces work well for reaching a broader audience, but buyers may have less context about the property and the Fabrica system.

After the Sale

When your property sells:

  1. Automatic Transfer: The property token transfers to the buyer's account
  2. Ownership Update: The buyer becomes the new beneficial owner of the trust
  3. County Notification: Where required by the local jurisdiction, Fabrica assists with county notifications. Fabrica classifies each token transfer before preparing a change-of-ownership filing: a sale, a gift or a loan liquidation starts one, with the transfer type and the price (the sale price or the winning auction bid) carried into the form, while a transfer between your own accounts or into a lending or custody contract does not
  4. Validation Continues: The property's Property checks keep running for the new owner

The new owner receives all rights and obligations associated with the property. See Property Obligations for details on what ownership entails.
